This is a congregate living facility, of approximately 216 units. It is in transition at this time, having gone through a $26 million refinance in November of 1998. This has allowed a changeover of one floor of apartments to 33 assisted living units.

 


 

Affordable Community Housing Trust – Beta

This is a low-income senior project. The LIHPRHA purchase provided $500,000 for rehab, which included wall construction in the parking area, individual air conditioning in each apartment, and new landscaping. The facility is 100% occupied.

These two projects are in small, rural towns in central Wisconsin. Both of these buildings were in fair shape when we purchased them. Necessary repairs have been done on a month to month basis. We are now involved in more detailed installation of new windows and other rehab as of September 2000.

This project is on the very south side of Chicago and very much like the Imperial Club in Florida. It continues to be 100% occupied. This property is in fine condition and the staff has high morale. The residents are quite happy. We are currently in process of refinance to remove and exchange previous high rate debt.

 


 

Affordable Community Housing Trust – Theta

    Waukegan Terrace – 140 units of low income multi-family (LIHPRHA) (1997)

This is a very low income, multi-family project. The residents are mostly Hispanic, and we have developed a very fine social program. This includes a computer learning center, language classes, and day-care for children. There was a $2.8 million rehab that took more than a year to accomplish. The project has been called a model endeavor by the HUD Chicago staff.

 


 

Affordable Community Housing Trust – Delta

There are 16 buildings in the multi-family complex. Twenty percent of the residents are at or below 50% of median income. Approximately 30% of the residents are Russian refugee families, part of that very significant ethnic group in Sacramento. A major rehab program and the construction of a community center building took place in the fall of 2000.

 


 

Affordable Community Housing Trust – Iota

This project is our third established in the center of the state of Wisconsin. Each is small but within about 15 miles of each other. There is a severe housing need being met by these apartments in this rural setting dominated by a large state prison. This one, like the other two, has a full basement offering the opportunity of communal activities.
